Terms And Conditions


Once allotted and agreement signed, the Prices are firm.
All payments shall be made to M/s Veerappallil Builders, Adoor, who reserve the right to accept or reject any application
Registration fee, building tax and other taxes, KESB/KWA deposit, cable charges & expenses incidental to power, lighting and water connections etc. shall be borne by the buyer.


Documentation

1: Agreement to construct, executed between promoters and buyers. The contract value in the Agreement covers the cost of construction of the building as well as the cost of land.
 
2: (a) Sale Deed for the land is registered with the promoters on receipt of 50% of the entire payment. (10% of the total Purchase value shall be paid at the time of signing the Agreement and the balance 40% shall be paid before registration)
 
3: (b) The remaining 50% shall be paid in four equal instalments as shown below:-

(i) 15% after completion of Foundation and Basement.
(ii) 15% after completion of Ground Floor Roof slab.
(iii) 15% after completion of First Floor Roof Slab and plastering work.
(iv) 5% after completion of Finishing work.

Other Matters.

1: Stamp duty, fees and other expenses incidental to registration of Sale Deed with be on account of the buyer.
 
2: All measurements / specifications given elsewhere in this brochure are subject to minor variations without notice.
   
3: The Promoters reserve the right to cancel allotments and refund amounts paid by the allottee to the Promoters without interest if payments by the allottee are delayed beyond the dates indicated in the schedule of payments.
Maintenance

Maintenance

1: Owners' Association/Trust will be formed within one year from the date of handing over the possession of the apartments and project. Membership in the above Association / Trust is compulsory, not optional. The Owners' Association/Trust will carry out all necessary routine and annual maintenance and repairs of common areas, common installations and fittings, payments of electricity and water charges for common facilities and services. Maintenance charge/deposits are to be paid by each owner regularly and timely.
